Load Bearing Wall Removal & RSJ Installation in Bedfordshire

This recent project in Bedfordshire may have started as a “nice little removal”, but like many structural alteration projects, it revealed a few surprises once work got underway.

Our clients wanted to open up the existing layout and create a larger, more connected family living space. The existing wall between the kitchen and lounge was restricting both light and flow through the property, so the plan was to carry out a load-bearing wall removal and install a structural steel beam (RSJ) to safely support the load above.

As always, once the ceilings came down and the structure became exposed, we were able to fully assess the condition of the existing timbers and supporting elements.

Discovering Additional Structural Issues

During the strip-out phase, we identified that two of the existing ceiling joists had failed. This is exactly why structural projects should always be approached carefully and professionally — hidden issues are often impossible to identify until the structure is opened up.

Rather than simply continuing with the original works, we recommended installing two new joists alongside the failed timbers to strengthen the structure properly and ensure the ceiling remained safe and fully supported long-term.

The Structural Alteration

The project involved:
